Frequently asked questions
Does a 2,000 m², 7 m high timber warehouse need fire design appraisal?
Yes. A timber warehouse is class C. Item 10 of Appendix III: class A, B, C warehouses from 15,000 m³ or from 2,000 m² floor area. The volume of about 14,000 m³ is below the limit, but 2,000 m² reaches the area threshold.
Does a large steel warehouse need appraisal?
Warehouses of bare steel and metals without combustible packaging are usually class D or E, not covered by item 10, so not listed regardless of size ⚠. Areas holding plastic pipe, timber or goods in paper or plastic packaging may become class C.
If not listed, is anything required?
Yes. No appraisal certificate, but design, construction and equipment must comply with QCVN 06:2022/BXD and QCVN 10:2025/BCA (see the Required fire equipment tool), and inspections still apply to facilities under fire management.
Who carries out acceptance from 01/07/2026?
The owner organises acceptance and is responsible. Police inspection of acceptance results was abolished in favour of post-inspection ⚠.
